Understanding your deposit and LVR
Your loan-to-value ratio (LVR) compares the amount you want to borrow with the value of the property.
Reserve Bank LVR restrictions limit how much high-LVR residential mortgage lending banks can undertake. Different rules apply to owner-occupiers and property investors.
A smaller deposit does not necessarily mean bank lending is unavailable. Banks can undertake a limited amount of lending above standard LVR thresholds, and some types of lending may be exempt. Approval remains subject to the lender's criteria and your individual circumstances.
